Bruce has extensive experience representing lenders nationally, including bank lenders, conduit lenders and corporate lenders. He also represents borrowers in commercial real estate financings, buyers and sellers of commercial real estate, landlords and tenants in commercial leasing matters, lenders and borrowers in business financings and lenders in commercial loan workouts.
- Represent a national affordable housing lender in connection with the making of senior and junior acquisition loans, the making of pre-development loans, the structuring of loan programs and the borrowing of funds from large institutional lenders.
- Represented a large national real estate lender in connection with (i) a $150,000,000 syndicated construction/interim financing for a 33 story office tower in downtown Boston, (ii) a $28,000,000 construction/interim financing for a ground leased hotel at Logan Airport and (iii) a $40,000,000 syndicated construction/interim senior financing and a $14,500,000 junior financing for construction of a luxury condominium at the Prudential Center in Boston.
- Represented a large national commercial bank in connection with a (i) $70,000,000 syndicated revolving construction loan facility for construction of a continuing care retirement community in Hingham, Massachusetts, permitted with a comprehensive permit and (ii) a $60,000,000 syndicated revolving construction loan facility for construction of a ground leased continuing care retirement community in Dallas, Texas.

- Represented a joint venture comprised of a life company and a large national commercial bank in (i) acquiring subordinate senior secured notes and mezzanine loans in large real estate transactions and (ii) making mezzanine loans to projects with securitized senior loans. In connection therewith, negotiated the intercreditor agreements.
- Represented a national real estate lender in the workout of several senior and mezzanine loans relating to failed residential real estate projects in Florida, Maryland and Delaware.
- Represented a foreign investor in the acquisition of an office building in downtown Boston and the conversion of such building to an office/retail condominium.
- Represented a national nursing home operator in the acquisition and financing of a nursing home in Massachusetts.
- Represented certain New York investment banks in the making of conduit loans from $1,000,000 to $50,000,000+ for various asset types in various locations through the United States.
- Represented a privately held real estate company in the borrowing of $100,000 from a New York conduit lender to refinance 10 grocery anchored shopping centers in California.
- Represented a large national corporate lender in connection with the $32,000,000 refinancing of a landmark office/retail building in Boston.
- Represented a New York based national real estate investment company with its retail leasing for a multi-store downtown Boston property.
- Represented a regional lender in connection with (i) a $24,000,000 construction loan for a condominium project on a gold course in Ipswich, Massachusetts, (ii) a junior lien position on the related golf course development and (iii) the subsequent workout of the failed project.

Community Involvement
Bruce is on the Board of Directors for the Real Estate Finance Association (REFA). He is currently the Secretary of the Armenian Library and Museum of America and pro bono legal council for the Armenian Heritage Foundation.
